The programme
A long-term residence visa, built for the people the UAE wants to keep.
Unlike a standard employment visa, the Golden Visa does not require a local sponsor or employer, and it remains valid even if the holder spends extended periods abroad. It is, for most applicants, the most stable residence status the UAE offers short of citizenship.
The programme has continued to evolve. The 2025 update expanded eligibility to include new specialty routes - content creators, Dubai Health nurses with 15+ years of service, Waqf donors, e-sports professionals, and educators - alongside the nine main categories below.

Property Investor

Own one or more UAE residential properties with a Dubai Land Department valuation of AED 2,000,000 or more - ready, mortgaged, or approved off-plan from a licensed developer.

Invest in a UAE-licensed investment fund, start a company with the required capital, or hold commercial tax contributions above the floor.

UAE high-school graduates with grade 95%+ qualify for the 5-year track. University graduates with GPA 3.5+ (top-100 international or A-class UAE) or 3.8+ (B-class UAE) qualify for the 10-year track.

How long does the full process take?
Most files are approved within 10 to 21 working days once the document pack is complete. Complex categories - specialist talent, scientist, humanitarian - can run 30–60 days because they require federal nomination.
Can I apply from outside the UAE?
Yes. Many categories can be initiated from abroad; a short visit is only required for biometrics and Emirates ID issuance. We coordinate that visit with your submission so the whole trip is 3–4 days.
Does buying off-plan property count?
Yes, provided the developer is on the approved list and the Dubai Land Department valuation is ≥ AED 2,000,000. The minimum down-payment requirement was removed in 2025 - mortgaged and off-plan units now qualify on DLD valuation alone. We confirm eligibility with the specific developer before you commit.
Will I lose my visa if I leave the UAE for a long time?
No. Unlike a standard residence visa, the Golden Visa does not lapse after 6 months abroad. You can live primarily outside the country and keep your residence active.
Can I sponsor my parents on a Golden Visa?
Yes. Golden Visa holders can sponsor parents on a 10-year residence permit with simpler financial criteria than the standard parent-sponsorship rules. Validity matches your own visa; we handle this alongside the main file.
What about content creators, nurses, Waqf donors, or e-sports?
The UAE expanded the Golden Visa in 2025 with new specialty routes - content creators, Dubai Health nurses with 15+ years of service, Waqf donors, e-sports professionals, and educators. What is the difference between ICP and GDRFA channels?
ICP handles applications for all emirates except Dubai; GDRFA handles Dubai. Each has its own portal and document nuances. The correct channel depends on where you live or plan to live.
Do I need to visit a government office in person?
Only once - for medical fitness and biometrics. Everything else, including the initial application and Emirates ID issuance, is now handled digitally.
